Over half of new office buildings in Bucharest will have gardens

More than half (56%) of the 700,000 sqm of new office space to be delivered in Bucharest between 2017 and 2019 will be located in class A office buildings that will have inner gardens or green spaces on their roofs.

Some 390,000 sqm of new office space will thus have this new feature as more and more investors include landscaping in their projects, according to real estate consultancy firm ESOP | Corfac International.

The most office projects with urban gardens will be located in Bucharest’s center-west area, which will see over 180,000 sqm of green projects, such as AFI Tech Park, Campus 6, The Light, The Bridge and Business Garden Bucharest.

International studies show that plants and green areas improve employee productivity by 15%, which is why new office developers integrate these spaces in their projects.

“In the past, developers used the whole available plots for construction and parking places and rarely arranged green spaces with minimum resources. Now, developers invest in this as well and one in two projects launched or announced on the Bucharest office market have landscaping and exterior design elements included,” said Alexandru Petrescu, ESOP managing partner.
