Report: Bucharest loses dominance in Romania's commercial real estate investment market
Bucharest attracted only 29% of commercial real estate (retail, office, industrial/logistic) investments in Romania in the first nine months of 2026, compared to over 50% typically in recent years, while regional cities, especially those in the western part of the country, are starting to concentrate more and more capital, according to an analysis carried out by Crosspoint Real Estate, Savills' International Associate in Romania.

In the first three quarters of 2026, the value of commercial real estate investments reached EUR 654 million, above the volume recorded in the entire year 2025.
Retail had the largest share (61%), followed by office buildings (33%) and the industrial-logistics sector (7%).
"Bucharest attracted commercial real estate investments of approximately EUR 190 million between January and September 2026, equivalent to only 29% of the total volume traded nationally. The percentage is significantly below the level of over 50% typically recorded by the capital in recent years and reflects the increasing attractiveness of regional cities for investors active on the local market," Crosspoint Real Estate said.
The highest investment volumes were recorded in the western region, with more than EUR 217 million invested (33% of the total), followed by the Bucharest-Ilfov region, which attracted nearly EUR 190 million (29%). The eastern region ranked third, with more than EUR 100 million invested (17% of the total market), while the southern and central regions attracted investments of roughly EUR 70 million each.
During the first nine months of the year, 83% of the investment volume was generated by foreign capital, according to the same source.
